Peachtree Hills Neighborhood

October 31, 2007

Peachtree Hills is a premiere neighborhood in the heart of Buckhead. Centrally located between Piedmont Road and Peachtree Road near the Lindberg MARTA station with easy access to I-85 and I-75. Only minutes away from the wonderful shops and restaurants of Lenox Mall and Phipp’s Plaza as well as downtown Atlanta. Homes in the Peachtree Hills neighborhood range in price from $350,000 to over $1,000,000.

Buckhead.net describes Peachtree Hills as:

One of Buckhead’s coziest cottage neighborhoods, Peachtree Hills lies east of Peachtree Road between Peachtree Creek on the south and Lindbergh Drive on the north.

Development in the area was begun in 1910 on land that then was between the village of Buckhead and the city of Atlanta. Peachtree Hills Place was a project of the American Securities Co. of Georgia.

An early plat says “Peachtree Hills Place lies high and dry — a site of most wonderful natural beauty — 90 feet above the surrounding country; overlooking and fronting the beautiful Peachtree Road . . . just 18 minutes on the Buckhead [trolley] car. Come out in the fresh open air where life is worth living.” Original lots cost $500 and up.

Peachtree Hills Place was bounded on the north by the estates of J.A. Plaster (Piedmont Road originally was called Plaster Bridge Road) and J.A. Austin. The J.A. Plaster estate became the site of the Peachtree Terrace subdivision, located between Terrace Drive and Branch Avenue. In 1912, the Peachtree Hurst subdivision was built on the J.A. Austin estate and included a “good two-story residence” that survives as one of the oldest homes in the area.

Today, Peachtree Hills is still one of those places “where life is worth living.” Its eclectic, mostly craftsman homes are a kaleidoscope of color, with intimate gardens and innovative fences and walls. Huge trees soar over the bungalows on the bluffs above Peachtree Creek.

The neighborhood is bisected by busy Peachtree Hills Avenue, with antiques shops and restaurants at the intersection with Kings Circle. Peachtree Battle Shopping Center and other great shopping and restaurants are nearby on Peachtree Road. There are plenty of apartment choices and the Peachtree Hills gym and tennis courts offer recreation. The Lindbergh MARTA rail station is within walking distance.

The Peachtree Hills apartment complex at Kings Circle and Peachtree Hills Avenue was an award-winning early example of International Style modernism. The apartments were designed by Stevens & Wilkinson and built in 1938. The same firm also attracted national architectural attention with the design of E. Rivers Elementary School at 8 Peachtree Battle Ave. in 1949.

Public schools (see Buckhead Education.) include E. Rivers Elementary, Sutton Middle School and North Atlanta High.

Garden Hills Neighborhood

October 31, 2007

Garden Hills is a premiere neighborhood in the heart of Buckhead. Centrally located between Piedmont Road and Peachtree Road near the Lindberg MARTA station with easy access to I-85 and I-75. Only minutes away from the wonderful shops and restaurants of Lenox Mall and Phipp’s Plaza as well as downtown Atlanta. Homes in the Garden Hills neighborhood range in price from $350,000 to well over $1,000,000.

According to Buckhead.net:

Garden Hills is a large urban forest neighborhood between Peachtree and Piedmont roads, bordered on the north by Pharr Road and on the south by East Wesley Road. For intown living, Garden Hills has it all: winding streets lined with old trees, an imposing mix of early 20th century homes, pocket parks, landscaped traffic islands and a neighborhood pool/recreation center – all convenient to shopping, transportation, schools and churches. The oldest streets were given historic district status in 1987.

Homes in Garden Hills range from Georgian, Tudor and Spanish Revival to Craftsman, with a scattering of later styles.

Garden Hills was developed beginning in 1925 by Phillips Campbell McDuffie, a prominent Atlanta lawyer, who formed the Garden Hills Corp. and advertised the area as “Beautiful Garden Hills.” He envisioned a country club community with a pool and community center at its heart.

The neighborhood was planned in three phases: the Country Club section, from Rumson Road east to North Hills Drive including the pool and community center; the Peachtree section, from Peachtree Road to Rumson Road; and the Brentwood Section, from North Hills Drive to Piedmont Road.

Three parks are in or near Garden Hills: Sunnybrook Park, a wooded strip with a stream and stone bridges is at Brentwood Drive and Brentwood Terrace; Alexander Park, named for Aaron Alexander, whose family owned the tract in the 1800s, on East Wesley Road across from the Garden Hills Pool; and Frankie Allen Park, a large complex on Pharr Road that includes baseball diamonds, tennis courts and granite grill/picnic areas.

Garden Hills Elementary School and Atlanta International School (formerly North Fulton High School) on North Fulton Drive are beautiful examples of the work of famed Atlanta architect Philip Shutze. They are on the National Register of Historic Places.
Also nearby on Peachtree Road are the Moorish-style Alhambra Apartments, built in 1927 and listed on the National Register of Historic Places.

Traffic islands throughout the neighborhood are landscaped and contain granite neighborhood markers.

The Garden Hills pool is still the heart of the neighborhood, a popular gathering place at East Wesley Road and Pinetree Drive. For information on pool facilities, call (404) 848-7220. A rustic clubhouse (built in the 1920s) with a large porch and fireplace had the feeling of a cabin tucked in woods.

The clubhouse burned in a fire of undetermined origin on April 21, 1999, but the building has been rebuilt and recaptures much of the original feeling. There also is a playground and soccer field.

Collier Hills Neighborhood

October 31, 2007

Collier Hills is a premiere neighborhood in the heart of Buckhead. Centrally located between Northside Drive and Peachtree Road along 26th Street, 28th Street and Collier Road in the Ardmore Park neighborhood with easy access to I-85 and I-75. Only minutes away from the wonderful shops and restaurants of Lenox Mall and Phipp’s Plaza as well as downtown Atlanta. Homes in the Collier Hills neighborhood range in price from $300,000 to well over $1,000,000.

According to Buckhead.net:

The Collier Hills-Ardmore Park area of Buckhead is rich in Atlanta history as well as lush landscape. Some of the bitterest fighting of the Civil War’s Battle of Atlanta took place in its gently rolling hills and hollows and along boulder-strewn Tanyard Creek.

The earliest history of the area is commemorated on a granite marker at the intersection of Peachtree Road and Palisades Road (just north of Collier Hills on the opposite side of Peachtree). This monument marks the spot where two major Creek Indian trails intersected, the Echota Trail and the Peachtree Trail.

Later, the area was the estate of Andrew Jackson Collier, whose name survives in the names of Collier Road and Anjaco Road (Andrew Jackson Collier).

The homestead of the Collier family, one of Atlanta’s oldest, once stood near the southwest corner of Peachtree Road and Collier Road. Mr. Collier’s grist mill
(Collier’s Mill)
on Tanyard Creek, near where the creek runs under Collier Road, was an early landmark and later the scene of bloody Civil War fighting as Confederate forces desperately attacked the armies commanded by Maj. Gen. William T. Sherman that were closing in on Atlanta in July 1864. Bronze markers in Tanyard Creek Park and old mill stones and markers at the corner of Redland Drive and Collier Road recall this history.

Near Peachtree, along 26th Street, 28th Street and Collier Road in the Ardmore Park neighborhood, mellow brick apartment houses and duplexes mix with older home shaded by huge oaks and beeches.

The Ardmore-Anjaco area’s winding streets are lined with brick/frame cottages, grander two-stories and a sprinkling of newer in-fill homes on modest-size, heavily wooded lots.

The actual Collier Hills neighborhood rises from Tanyard Creek and the railroad line to Northside Drive. Most of the homes here were built by developer Herbert W. Nicholes shortly after World War II. Almost all show signs of recent renovation and expansion.

The area enjoys three parks: Tanyard Creek at Collier Road and Walthall Drive, Ardmore on Ardmore Road off Collier Road, and Atlanta Memorial (which includes the Bobby Jones Golf Course and Bitsy Grant Tennis Center) off Golfview Drive.

The area has easy access via Peachtree to both Midtown and Buckhead. It is conveniently close to shopping and restaurants along Peachtree Road, medical facilities around Piedmont Hospital and AMTRAK rail service at Brookwood Station.

Public schools (see Buckhead Education.) include Morris Brandon Elementary, E. Rivers Elementary, Sutton Middle School and North Atlanta High.
